I am way to weary of strata and poorly built places. All of these issues are also very reminiscent of America's HOA's.
Strata: Thing which exists to stop you doing perfectly normal things, like hanging washing up to dry, or simply living in this century by having air-conditioning, an EV charger or even just allowing your friends to visit.

The entire concept needs a major overhaul in my view. :2twocents

Yup. I hear a lot of HoA stories from America and they are essential privitised governments with no oversight, so things go sideways easy. People wanting power get into those governing positions to wield power and go on power trips. Our strata appears to be similar. Makes me real weary tbh. The strata fees on properties around here in Canberra are also crazy, half to a third of the rental yield. So even after paying off the mortgage, I'm locked in with paying ongoing strata fees or special levies that I have no control over. Seems crazy to me. So not many alternatives. So definitely an overhaul needed but I won't hold my breath lol.
 
3. I think you might be guilty of that when it comes to climate change, you don’t seem to believe that humans changing the chemistry of the atmosphere can cause changes in the climate that aren’t desirable.

the question should be who is doing the most damage ( individually ) and how do we stop , the extra damage

A few private jets is not going to add to much carbon dioxide to the atmosphere, but the decisions made for the rest of the economy might have a big affect over time.

It‘s a bit of a myth that cutting back on private jets can save us, at the end of the day none of us want to change the amount of products and services we consume, whether that’s a private jet or a Bus, and we shouldn’t have to.

what we need to do is figure out ways to supply all those same goods and services (inc private jets) if ways that are less damaging.

So our lodgings are so safe, good for the environment that 100s of thousands are living in cars, under bridges and in the streets, at best couch surfing..undoubtedly enjoying their safe green life and having a lifestyle benefiting the environment so much, all the while we keep destroying our economy.

Reminds me of a quote my father used to say, especially when governments and bureaucracies tried to substantiate new laws and taxes -"all animals are equal some are more equal than others."

Easy fix, don't get DA approval like friends of mine have done for their daughter, and these people think the Govt is going to help with the housing crises. :rolleyes:

what was possible 2 decades ago is not anymore, councils all over the world use services provided by Google earth/maps etc and automatically detect any unauthorised building..
And in the key east coast councils at least in Qld, they are so keen to make you pay the earth to either register or just fine and destroy...
remember, you (and I) elect these "people representatives)...
 
Could this eventually be the future of Australian property prices? I can't really see it in the near to medium term future but who knows? Is this the reason that property investing parliamentarians keep cranking the immigration numbers?

a friend living there , married to Japanese lady, went back after our startup run in China, bought for $60k aud a 15 acre farming block with farmhouse, within 30 min from a city bigger than Brisbane, a few km from coast, and added 5 acres with industrial shed for 50k aud recently.
Getting return on these farming them, the infrastructure/house is basically free and thrown with the land..all this in a place where fresh food is dearer than here and local products attract a premium...
keep me thinking indeed

Japan does have a homeless problem, it's that they hide it.

They also relaxed the building laws at one stage which gave excess housing.

and you guys have made being a landlord so unappealing , many investors have sold the houses alright ,what house will they rent out after they migrant with their nest egg overseas

Exactly. The law of unintended consequences applies here. If we do naff off from here, that's exactly what we intend to do; take every vestige of wealth with us. There wouldn't be a snowflake's chance in hell that I'd leave a rental.

The other consequence is that those retirees with take their *spending with them also.
 
and the other little issue is ... if the young workers/families can afford to rent it , you probably can't afford to live on the rental
income ( after expenses and taxes )

Standard economic ideology at uni is Keynesianism, which is essentially socialist in nature, scarcely a step above "Das Kapital".

This is why everything is FUBAR.

You would have to be an absolute loonie to leave any money here, they will do anything they can to jump on it. Landlords rights are eroded by the day, after you work hard most of your life and pay taxes, you're left there fighting for the last cent as you're dying.

I'm also seeing this with my mum who's 85, worked her whole on farms doing mostly 10 hour days, has never been on the dole in her life, owns 2 rentals and is worse off financially than any of her friends who are on a pension. The scummy things that the Govt does are unbelievable, it's the last of their living days and they postpone any medical help with bureaucracy in hopes that pass on by the time it's their turn. I totally understand why people like @wayneL want to exit this country in their older days, I'm considering it myself.

A Victorian property manager has revealed the harrowing battle her terminally-ill landlord had to withstand after their tenants left them more than $6,500 in rental arrears. Hannah Taylor of Ray White Ferntree Gully shared the story with Yahoo Finance after an eight-month-long battle to have the tenants evicted was finally successful.

Taylor said her client - a father aged in his 50s - received a terminal brain cancer diagnosis. He then began to put his affairs in order, which involved selling his two investment properties to support his family.

But the Victorian Civil and Administrative Tribunal (VCAT) did not grant the landlord possession, forcing the owners to sell the property with the tenancy still in place. The tenants argued “they shouldn’t have to move because the property was their home and their children attended school nearby”.
“We had numerous VCAT hearings trying to get the arrears, but unfortunately the member just continued to side with the renters,” Taylor said.
“The landlord was going through treatment. We even had to supply medical documents to the courts to be able to prove that, whereas the renter didn’t supply a single document and was let off.”
The property was listed for sale but sold with vacant possession, meaning the tenants had to be out prior to settlement.
The tribunal then granted a warrant of possession, which must be executed by police, but when officers showed up the tenants were long gone.

I wonder just how many times this sort of story has or is repeated.
Had a similar issue some years ago and took many months to get the eviction done.
Landlords have NO rights.

You only have to go as far as to look on social media rental groups and see similar stories. My brother has been trying to get into his own rental for the past 6 months while he's living in a boarding house with his wife. The tenant doesn't answer the phone or respond to any mail.
