Australian (ASX) Stock Market Forum

There seems to be a lot more violent crime related articles happening on the East Coast recently, maybe just coincidence, or is it increased stress levels?
Any ASF posters have a more feet on the ground feeling about it, the media can tend to overdo the issues.
Not living over there it is hard to gauge, but reading how high rents and property prices are, it must be hard if not impossible for people who have average paying jobs to survive.

I think Perth is going through the toughest time with housing prices, as a percentage.

Rentals isn’t much better, with Perth and Adelaide having the lowest stock levels in the country.

Yes there has been a huge amount of East Coast investor buying in W.A, I'm not sure yet how that is going to pan out, it is easy to get tenants here but not so easy to get rent.
Those who have jobs here tend to get into buying a house early, those who don't tend to not have jobs, so it will be interesting to see how the investors fare. :2twocents
Time will tell, as we say.
W.A is always one of those places that looks like a sure thing, but then goes right off the boil, because no one wants to live here, they would prefer the East Coast. 🤣
It's a sell into the boom sort of place, maybe this time it's different, I personally doubt it, mining isn't on an up.

A lot of mining work is FIFO from Perth, for a while companies stopped flying from the East Coast.

I just think its because we have more new and exciting crimes over here in the east.

For people that like to Travel, WA just seems so remote, even the east coast of Australia is remote but WA is much more so.

My wife said we can live anywhere, but it has to be within 30 mins of an airport with good international connections and close to vegan restaurants so straight away that limits us to Brisbane, Sydney or Melbourne 😅

But even then those cities seem so far away from everything compared to a city like London, from London Europe and the east coast of America are basically on your door step. But from Australia nothing is close

Actually, stats of actual crimes in Qld in the last year are horrendous, not just a feeling..
I was reading an article about that: is it just a media beat up about youth crime..you read between the line here what it means
But is forbidden to say...
Anyway, sadly, it is fact and number based.
Now I have no doubt the ABC fact checkers will find a way to either forget to check or twist numbers
It has a serious geographic effect on RE price , rentals

Come on aren't you the captain? 😂

If this goes ahead going to be good for some property around the area , big IF though , I am hopeful as i'm about 800m from this location as the crow flies . 1400sqm property got to be desirable . I was going to sell soon but this might change that plan a bit . Not sure what this would add but its got to be positive

And there is a metro busway about 500m away from this so the transport is going to be a minor issue to hook up that 500m

Rental shortfall forcing property investors to sell

More than one in four landlords are considering selling their investment properties and quitting the rental market.

“I could be heading towards selling if it gets much worse,” says Collis, a Victoria-based father of three children aged 10 to 15, who has had his properties valued ahead of a possible sale.

“I sometimes walk into the supermarket and wonder whether I can afford a packet of chips. But the problem of selling now is that it would be a knee-jerk reaction that I’d probably regret in five years when markets improve,” he says.

The number of investment properties on the market across private treaty and auctions has recently jumped from about 20-25 per cent of the monthly total to more than 30 percent, according to CoreLogic, which monitors property markets.

Around me (deep south...Wannanup) properties are selling within days seems to be plenty of people either cashed up or are getting finance without any problems I thought the run would have ended by now.

I have a client going through a divorce, was thinking of buying the property... 5ac with stables, nice house, spitting distance to Mundaring township.... roughly 1.5m.

The freaking thing sold before I even realised they had listed it.

Have another client in the same situation, property will go on shortly at over 2.5m at Brigadoon. I know the agent well, reckons there is a a queue of buyers and will go within a week.

We are getting notes in a letterbox trying to buy our property on spec. I reckon a couple of these are real estate agents fishing for listings but there is at least one genuine family that would buy our joint in an instant.

Insane.

@wayneL These aren't your average 1st home buyers looking at our end of the work, on the flats or in the Hills.
They know that our properties will be worth a lot more in 10-15 years then they too can kill the pig.

Even derelict dumps between the foreshore and the forum are selling in days, a mate who is a RE agent says most are Eastern States buyers, picking them up sight unseen.
Another friend sold his place, the Victorian buyer asked for an inspection, which was done.
When the buyer asked for things remedied, my mate said get stuffed and they bought it anyway. 🤣
