the GP doesn't trust me with a wheelchair ( or a mobility scooter ) my issue is i can go from 1 to _ with very little warning ( or an abundance of alcohol ) when during the hotel saga i sometimes did that in just four steps luckily they had robust ( but padded ) carpet most places although i did brush the furniture twice .

when residing in the bush i did twist/sprain both ankles ankles at once about 500 yards from home and carrying the weekly shopping

after a brief ( involuntary ) lie-down i took a deep breath and reasoned leaving the shopping to come back tomorrow was the inferior option ( when all the damage cooled down walking would be much more uncomfortable and the extra 1000 yards for the round trip)

but the upside was i had an extra opportunity to test out my lineament making and strapping skills ( which i used for about two weeks )

PS i usually try to give myself an emergency exit with bulls and horses ( doesn't take much to spook them back at you )
Ah Mr Divs more than enough to support an interesting account in book form me thinks.

Mr Divs this being at your expense I am thoroughly enjoying this sagaof what happened in your life to date. Top shelf stuff.

Alan Kohler's solution to the rental crisis.

Interesting idea @SirRumpole - certainly 'food for thought'. Wondering whether this might inspire further 'fuel for the fire' for property prices should an idea such as this be passed, leading to further inflationary pressure though? All a balancing act?

Sadly not mention of the legislation preventing building on acreages and outer areas, not discussion on the never ending expending "rights" of tenants can bring pets, etc including not paying their rent....covid time in mind.
I will never touch a long term rental property with a pole, in the last 20y or so I invested in commercial property, rental unit and holiday unit:
Commercial property was not too troublesome, holiday unit a pain but money worthwhile, rental only worthwhile due to RE crazy price increases and so much drama..life is too short to be a landlord
For what it is worth..

not any more , for me

you never know what freak-show legislation will be added in next

am still doubled up in ridicule with the wired in 'smoke detectors ' which assumes the power will be on when a fire breaks out ( as opposed to when you are burning the toast )

absolutely no chance of an electrical short triggering a fire .. is there , not to mention the dedication of many sparkies to their trade ( or not )

Just completed the installation of connected smoke detectors..they do not have to be wired in..wireless is ok and better across floor, with 10y battery..yes some more of the sxxt making sure you buy your own place only and let the governments be landlords if they want

LOL wireless might be equally problematic ( interference at critical times ) but i guess time will tell ( at least i get to watch , not worry as a landlord )

Been ####ing around this weekend trying to buy a pile of bricks in a target suburb.

Not *really as an investment per se, just wanting a leg in for future (ie our dotage), but investment value not an insignificant factor.

Conclusion - for the moment, stepping the xxxx away. In this particular spot, its farkin insane.

Ongoing discussion... Proximity to wankey cafe culture, or more land and booby traps and machine gun nests at the boundaries.

The problem with vacant land is then you have to try to find a builder that isn't going to go broke in the next few months and pay 3000 to 4000 dollars per square metre for something that's going to look like crap in 10 years.

Additionally, Satterley looks to be given the go-ahead to shoehorn 30 to 40 thousand more people just off Stoneville road.... Which is going to turn the whole area into a shytfight of epic proportions.

Include me out.

Gone from a purchase price of $6m to...........................zero?

gee , i hope the insurer isn't SUN(corp) they probably haven't got over our 2016 ( to 2019 ) adventure

( i still i hold some SUN despite selling down earlier this month )

Wayne I was thinking a bit more East of that area.
One has to feel so sorry for the Church of England which owns the Parkerville Children's Home farmland. Just imagine how many millions they will get for that 3000 odd acres if the massive subdivision goes ahead.

Established homes, at least those which haven't collapsed yet due to shoddy construction, have probably increased in price. However, those which have yet to be built, such as these, ain't worth nothing in my view.
