Hi everyone! :)

There has always been a lot of discussion of real estate related topics on ASF. There have been many long, contentious, often heated threads about various aspects of real estate investing in the General Chat forum, most notably the various threads that have been started about the future direction of real estate prices.

With this in mind I decided to create a sister site to ASF, one devoted solely to the discussion of real estate related topics. Predictably perhaps, I named it Aussie Property Forums. You can find it here: http://www.aussiepropertyforums.com/forums

It is very much a work in progress and will, no doubt, take some time to get going. It's very much in its early stages and still requires a lot of fine tuning. In spite of that I thought I would open it up for testing and hopefully get some discussion going. I am very open to suggestions, particularly when it comes to forum titles, so if you have some ideas then feel free to send me a PM over there.

So please, if you're interested in real estate, feel free to register and start a few threads. It would be nice to see some discussion generated. If you're not interested in real estate but know someone who is, then let them know about it. ;)

Good job Joe. I have been looking for something on property for a few weeks now with nothing really good that i have found. Lets hope the discussion on the new forum is as good as on here.

Joe, does this mean there will no longer be any property discussion on this forum? I'm not sufficiently interested in property to go to a separate forum but quite value being able to flick onto a property thread on this forum.

Hi Julia,

Real Estate discussion is still allowed on ASF. I suppose a new site devoted to real estate will allow those who wish to discuss very specific or specialised topics the ability to do it in a place designed specifically for their needs. The two sites are in no way in competition with one another but are designed to complement each other. :)
 
Joe to be honest since im subscribed to a few forums already adding more would be an inconvenience to some..... how about a real estate section with sub sections from there?

Just a suggestion as i know i dont have the time to sign to another forum ;)

^^^^I would think that would be the way to go...would be nice if property had its own section here.

I limit my self to 6 forums and im full.

Seems logical but I don't think there's enough interest to fill a separate site.

The thread House prices to keep falling for years in general, seems to encompass all the variants of property and subject matter at present.

Residential property is the main game and that seems to be catered for in that thread, commercial property is much more specialised and wont attract too many participants.

I think I would try to accommodate property in the present site and perhaps change the name to Aussie Stock and Property Forums.

I haven't looked but first determine how much property discussion overlaps stock discussion, are they both discussed as related subjects in the one discussion ?, if so then a composite thread in the present site would suffice.
 
Maybe we can some sub categories like market econmics, tenants :banghead:
commercial property etc.. just an idea. Look forward to it.

This is difficult, as it is not required by law that professionals such as RE agents etc have to be qualified to give advice, so theoretically they can say any wild claim anyone is stupid enough to believe. This is not the case with stockbrokers and financial planners etc, hence why ASF is governed under ASIC rules and regulations. These ASIC rules and regulations would not need to be applied on the property forum as far as i am aware.

Joe can probably clarify further if that doesnt make sense...

A legal notice/disclaimer formulated by your lawyers clearly displayed on the site should overcome this.

If anyone using the site is blatantly abusing it then just ban them and delete their posts, you would have that right under your legal notice at YOUR discretion.
 
I think it's not a bad idea, although agree that subforums in here may attract more posts due to not having to remember to visit a different site.

I think it is a great idea as i said previously. It will provide a more specalised forum for people to discuss all things property.

If people dont want to go to it they dont have to. Its just like watching today tonight, i dont want to so i turn it off.

But if you do decide to open up more threads on this site you may have to change the name from aussiestockforums to aussieinvestmentforums.

I think it's a great idea.

Have a real estate section on ASF by all means, but with APF Joe can attract new members and more importantly new advertisers not linked with the share market.

The Real Estate Industry is one of the most regulated industries in the country.

An agent or someone working for an agency cannot under normal laws give false or misleading information. Just like a pizza shop cannot sell chicken pizza with stray cat meat on them.

However, there is nothing to say they have to disclose that which is not required unless asked for.

Real Estate agents are the most misunderstood people on the planet. That is not to say all are angels, as there are baddies for sure. There is a good guy - Neil Jenman is a man on a mission setting higher standards which is good. His system is anti - auction.

The agent is the agent only, not the valuer, government representative, lawyer, accountant etc, so contacting other specialists is important.
