Thats where you need Landlords insurance it covers deliberate damage by the tenant, I think it is only about $200 / year. It's well worth it I think, I have only had to claim once in 10 years and I have a few properites, But it is worth it for the peace of mind.
 
The tenant will trash your house no matter what kind of market we're in too!

Directors and ceo's can trash the value of your company in any market also,

It may be easier to evict a tenant and do a quick repaint and recarpet.
 
I own both property and shares to. To me shares are good yielding for short term investment because of the way i trade it, and property would be long term investment. I make about average 5-9% each month on the stock market, where as my investment property i make no where close to that. Probably like 12% per annum.
